SREA’s investment strategy is to acquire core-plus to value-add office, multi-family and mixed-use assets in the Mid-Atlantic region of the United States where we can improve value through leasing, management and capital execution.
SREA is focused on strategically located office and multi-family assets in urban and in-fill suburban markets from Princeton, New Jersey to Washington, D.C. Investments range from smaller portfolios of urban apartments in emerging submarkets in Philadelphia, Pennsylvania and Washington, D.C. to larger, strategically located, urban and in-fill suburban office and multi-family properties in the Princeton, New Jersey, Philadelphia, Pennsylvania, Baltimore, Maryland and Washington, D.C. markets.
The Company’s investment model is based on the acquisition of:
- Well-located but under-performing office, multi-family and mixed-use properties in need of leasing, management, redevelopment or recapitalization solutions
- Properties that lend themselves to a range of mixed-use conversion possibilities
- Strategically located office assets that can be purchased at a discount to replacement cost and characterized by leases featuring below-market rental rates
- Debt instruments underlying inherently strong properties that can be acquired and potentially restructured to generate solid risk-adjusted returns
