Jim
Paterno
Stockton Real Estate Advisors, LLC was founded by James L.
Paterno in January of 2005. Mr. Paterno’s real estate
career has spanned over twenty-two years.
In
addition to the firm’s acquisition initiatives, Mr.
Paterno and his Stockton colleagues are presently providing
senior-level advisory and transaction services for several
institutional and corporate clients. In that regard, Stockton
recently completed more than 1 million square feet of new,
expansion and renewal leases in Radnor, Pennsylvania on behalf
of a publicly traded real estate investment trust. Notable
achievements included a 182,000 square foot long-term, multi-building
lease with a Fortune 100 company, and conceptualization and
successful implementation of a mixed-use redevelopment plan
for the 1.7 million square foot portfolio’s vacant 242,000
square foot gateway office building. The property is now 100%
occupied by an array of office and retail users. The overall
portfolio, which was approximately 60% vacant at the onset
of the assignment, is now 91% leased.
Prior
to establishing Stockton Real Estate Advisors, Mr. Paterno
was a partner at The Rubenstein Company where he served as
President of The Rubenstein Brokerage Group and oversaw leasing
and management the company's 6.5 million square foot class
“A” office building portfolio.
Before
joining The Rubenstein Company, Mr. Paterno served as Managing
Director and Regional Leasing Manager at Jones Lang LaSalle
(JLL), a multi-national real estate investment and consulting
company. While at JLL, Mr. Paterno was responsible for overseeing
the company’s growth in Pennsylvania, Delaware, Washington,
DC, Virginia, Maryland, and Southern New Jersey. He also supervised
leasing, property management, and asset management of the
region’s 14 million square foot portfolio for a vast
array of national and international clients, such as TIAA-CREF,
the University of Pennsylvania, General Electric, Royal Bank
of Scotland, and RREEF.
Prior
to joining Jones Lang LaSalle, Mr. Paterno was a partner at
The Rubin Organization, where he served as Senior Vice President
of PREIT-Rubin, the leasing and management affiliate of The
Pennsylvania Real Estate Investment Trust and The Rubin Organization.
There, he was responsible for the leasing, property management,
and asset management of nearly 4 million square feet of office
space and 600,000 square feet of industrial properties positioned
throughout four states. Moreover, he coordinated all advisory
and tenant representation services for the firm’s corporate
clients.

Doug
Veasey
Douglas R. Veasey joined Stockton Real Estate Advisors to
serve as Chief Investment Officer of the investment platform,
leading the firm’s first investment, the $76 million
acquisition of 1515 Market Street, a 510,000 square foot office
building in CBD Philadelphia, PA. Prior to joining
Stockton, Mr. Veasey served as Senior Vice President-Office
and Industrial at Stoltz Real Estate Partners, a national
real estate investment firm, leading the acquisition and asset
management functions for office and industrial assets within
the portfolio. The Stoltz acquisition strategy included the
purchase of value-added office and industrial assets across
the country. While at Stoltz, Mr. Veasey led the acquisition
and subsequent asset management of a 1.5 million square foot
office, manufacturing and distribution facility in suburban
Chicago, IL and the disposition of office and industrial properties
in Las Vegas, NV and Philadelphia, PA aggregating approximately
one million square feet. Additional asset management responsibilities
included the direction of leasing, construction and property
management for a 2 million square foot portfolio of office
and industrial assets in Philadelphia, PA and Atlanta, GA.
Prior
to joining Stoltz, Mr. Veasey served as Senior Vice President-Capital
Markets at The Kevin F. Donohoe Company, a regional real estate
investment and development firm, where he managed acquisition
and capital markets functions of the firm. While at Donohoe,
Mr. Veasey closed acquisition and recapitalization transactions
for value-added office building, mixed-use and retail investments
in Washington, DC, Philadelphia, PA, Baltimore, MD, and New England,
aggregating in excess of $208 million.
Before joining Donohoe, Mr. Veasey served as Vice President
for Banque Paribas, a French merchant bank where he originated
high-yield real estate transactions and managed an existing
internationally syndicated loan portfolio. Specifically, Mr.
Veasey closed mezzanine investments with an aggregate deal
size of $55 million. Transactions included distressed note
acquisitions with simultaneous senior debt syndications as
well as senior financings structured with equity interests.
Portfolio responsibilities included the management of a diversified
funded loan portfolio aggregating $301 million, including
the agency role in two international bank syndicates totaling
$560 million among 12 banks.

Paul
Carabasi
Paul M. Carabasi joined Stockton Real Estate Advisors in January
of 2006 to provide senior-level advisory and consultative
services for both institutional and corporate clients. His
professional career includes over twenty-two years of real
estate and entrepreneurial business experience. Mr. Carabasi
holds a Master of Corporate Real Estate designation (MCR)
from CoreNet Global and is a licensed real estate broker in
Pennsylvania.
Mr.
Carabasi spent eighteen years at the Binswanger Company, a
privately held international brokerage and advisory firm based
in Philadelphia, PA. At Binswanger, he served as Senior Vice President/Advisory
Services Group for eight years. Responsibilities included
strategic planning, asset management, repositioning and implementation
aspects related to major corporate real estate portfolios.
Mr. Carabasi’s client list included AT&T, Lucent
Technologies, Chase Manhattan, QVC Corporation, Unisys, SAP
Americas, Rohm and Haas, SKF USA, Inc. and SCT Corporation.
On behalf of his clients, Mr. Carabasi conducted business
across the United States, as well as in South America, Europe
and Asia.
Prior to joining Binswanger’s Advisory Services Group,
Mr. Carabasi served as Senior Vice President in charge of
the company’s suburban Philadelphia brokerage operations.
Mr. Carabasi established Binswanger’s first fully staffed
suburban office, managing the sales force and daily operations
while expanding the company’s landlord and tenant representation
presence in the marketplace.
Prior to joining Stockton, Mr. Carabasi was part of the executive
management team at IPR International. IPR provides electronic
data backup, recovery and archiving services to corporations
across the country and abroad. Joining IPR in its “start
up” phase in September 2002, Mr. Carabasi spearheaded
both corporate and business development initiatives. He was
responsible for raising capital from both angel and venture
capital investors and expanding and establishing data center
sites and new corporate headquarters.

Mike
Dolan
Michael Dolan brings to Stockton Real Estate Advisors over
fourteen years of commercial real estate experience, specializing
in the representation of Center City Philadelphia’s
finest office properties. Mr. Dolan has secured a leading
position in the Philadelphia market, and within the last two
years, completed more than 120 transactions totaling nearly
1 million square feet and representing a total aggregate rent
of approximately $100 million.
Mr. Dolan’s background includes successfully leasing
several major Center City high rise office buildings. These
properties include 1515 Market Street, 1818 Market Street,
One Logan Square, Two Logan Square, 2000 Market Street, 10
Penn Center, 1500 Walnut Street, 701 Market Street, and The
Public Ledger Building. He has a proven track record of building
long-term client relationships and has played an integral
role in many high-profile landlord and tenant representation
projects.
Prior
to joining Stockton, Mr. Dolan served as Executive Director
at GVA Smith Mack and as Vice President in the Rubenstein
Brokerage Group. In addition, he served as Vice President
at Jones Lang LaSalle where he was responsible for new business
development and corporate client representation. Mr. Dolan
was acknowledged in 2007 by GVA Smith Mack for “Most
Transactions Complete” and awarded “Best Real
Estate Transaction in 2000” by the Philadelphia Business
Journal.

Kevin
Farley
Kevin E. Farley joined Stockton Real Estate Advisors in May
of 2005 to assist in evaluating, structuring and closing lease
and sales transactions. Since joining Stockton, Mr. Farley
has contributed to the company’s success in leasing
more than 1 million square feet during the past 24 months
on behalf of a publicly held real estate investment trust.
In addition, Mr. Farley advises and represents companies in
the marketplace in need of commercial real estate services.
Mr. Farley also assists in underwriting and facilitating economic
due diligence review of assets to ensure accurate transaction
pricing.
Prior to joining Stockton, Mr. Farley served as a leasing
agent and market researcher for Jones Lang LaSalle’s
6 million square foot office portfolio in Greater Philadelphia.
In these roles, Mr. Farley was assigned to lease the suburban
portfolio, coordinate marketing efforts for the Philadelphia
regional office, create proposal packages for prospective
and existing clients, and collect and evaluate past and current
economic, demographic, and commercial real estate data, focusing
on information that most truly represented market conditions.
Prior
to joining Jones Lang LaSalle’s Leasing & Management
Group, Mr. Farley served as an Acquisition Analyst for LaSalle
Investment Management, the global real estate management division
of Jones Lang LaSalle, with $36.9 billion under management.
While at LaSalle Investment Management, Mr. Farley contributed
to accurate deal pricing and the acquisition negotiation process
for office, industrial, and retail properties located in markets
along the eastern United States. Mr. Farley facilitated economic
due diligence review on assets under letter of intent, including
abstracting lease agreements, reconciling third party budgets
with pro forma, and reviewing settlement statements. Mr. Farley
assisted in investing over $125 million on behalf of separate
account clients and co-mingled funds.

Christopher
Amoroso
Christopher S. Amoroso joined Stockton Real Estate Advisors as Controller in March of 2007. Mr. Amoroso has over fifteen years of experience in the real estate industry. He is a Certified Public Accountant in the State of New Jersey and a member of the AICPA, NJSCPA, and Financial Executives International.
Prior
to joining Stockton, Mr. Amoroso was Corporate Controller
and Director of Accounting for The Rubenstein Company (TRC),
where he was responsible for all corporate and property level
financial reporting, and audit and cash management. While
at TRC, Mr. Amoroso developed policies and procedures for
the Property Accounting Department and was responsible for
training and development of accounting personnel.
Before joining TRC, Mr. Amoroso served as Corporate Controller
for The Binswanger Company, an international brokerage and
advisory services firm located in Center City Philadelphia.
At Binswanger, Mr. Amoroso was responsible for managing budgeting,
financial reporting, audit, cash management and insurance,
as well as various special projects. Prior to joining Binswanger,
Mr. Amoroso was Property Management Controller at The Whitesell
Company and was responsible for financial reporting and audit
functions.
Mr. Amoroso began his career at Globe Security Systems, a
nationwide physical security and investigative services company
where he spent thirteen years in various senior level financial
positions.
