Situation:
Congreso de Latinos Unidos, a non-profit organization that works with less privileged Latino communities in Philadelphia and assists individuals in finding the tools needed to move up the economic ladder.

With a 30,000 square foot space requirement for a charter school and absence of a strategic real estate plan, Congreso engaged the market expertise of Stockton to assist in identifying potential space and purchase opportunities.

Action:
On Congreso’s behalf, Stockton explored a host of potential lease and sale options throughout Northeast Philadelphia. Stockton was able to present a comprehensive analysis of straight lease versus lease purchase and outright acquisition, and thus determined that the best economic solution for Congreso was the direct purchase of a building. Stockton made the recommendation based on the following metrics:

• Preliminary project budget and projected schedule
• Current needs analysis
• Employee commuting analysis and target students analysis
• Market survey
• Building inspections and analyses
• Space planning and construction pricing
• Solicitation and review of proposals
• Financial analyses

Result:
Congreso has identified an acceptable property and is presently negotiating a purchase agreement with Stockton's assistance.
